Canada's affordability problem isn't a housing problem. It's a math problem.
And the math is brutal.
50% of your income disappears before you make a single decision — income tax, sales tax, payroll deductions, fuel levies, and the deficits that show up later as inflation.
Lenders then allow you to commit another 30% to debt.
That leaves 20%. For everything. Groceries. Savings. Retirement. Life.
And the headlines aren't helping:
→ Canadian household debt now sits at $1.77 for every $1 of disposable income (StatsCan, Q3 2025)
→ 60% of all outstanding mortgages renew by end of 2026 — many facing 15–20% payment increases
→ Food and housing costs have risen ~30% since 2020, outpacing wage growth of 25%
→ The Bank of Canada projects per-person consumption growth of just ~1% through 2026 and 2027
This is income compression — and it's structural, not cyclical. It doesn't fix itself when the market cools or rates drop.
Household spending makes up roughly 60% of Canada's GDP. When disposable income shrinks, consumption slows. When consumption slows, growth slows.
Something has to give: real income growth, tighter debt rules, or meaningful tax relief.
Until then, the squeeze doesn't ease.
Affordability isn't emotional. It's mathematical. And math always wins.

Excited to be speaking on an upcoming virtual ICON Panel with eXp Realty.
One thing I’ve always respected about eXp is that there aren’t dozens of awards, participation trophies, or recognition levels designed to make everyone feel successful.
There is one award: ICON.
It’s earned through a combination of production, profitability, and contribution to the company and its agents. You don’t get it for showing up. You don’t get it for trying hard. You get it by performing.
That’s what makes it meaningful.
This year, I’m honoured to be part of an ICON panel where we’ll be discussing what it actually takes to build a successful real estate business, the mistakes we’ve made along the way, and the lessons we’ve learned through experience.
If you’re an agent looking to grow your business, create more leverage, or simply learn from people who have been through it, I’d encourage you to tune in.
Looking forward to the conversation.
